Here is a list of crucial documents that must be verified while purchasing a ready-to-move property:

1. Sale deed : It acts as a proof of sale and transfer of the property.

2. Completion/Occupancy Certificate: A Completion Certificate (CC) is issued by the municipal authorities on the completion of the project. This certificate reads that the property has been built in accordance with the approved codes and other laws making it suitable for occupancy. Both these documents are mandatory while seeking loans from banks and financial institutions or while applying for water, sanitation, and electricity connection.

3. Building plan: Building plan is another document that needs to be cross-checked before finalising a property purchase.

4. Allotment Letter & Possession Letter: This will be issued by development authority or developer.

5. Mutation certificate

6. Chain of property document: You must collect this to avoid future surpises. It includes right details from first owner to last owner.

7. Encumbrance Certificate: Title search report for upto 30 years.

8. Mortagaged Documents: List of documents possessed by Banks along with Loan statement.

What To Do If You’ve Lost Your Property Documents

As a property owner, you must know importance of your property documents and this proof your ownership on the property. This is must to have if you plan to sell your property or take a loan in future. Due to some reason if this is lost or misplaced dont panic, you can take following steps to get a duplicate sale deed for your property.

  • Filing an FIR - You need to file an FIR and keep a copy for future references.
  • Notice in newspaper - You need to put a notice on newspaper with the details of the property and mention your lost documents. Wait for 15 days to see if someone resturns your paper.
  • Share certificate - If your property belongs to RWA, you need to get a duplicate share certificate from them.
  • Undertaking - Prepare an undertaking on stamp paper mention details of the property, lost documents, FIR and newspaper notice. All of these must be registered, attested, notarised and submitted to the registrar’s office.
  • Application for duplicate sale deed - Submit all the above document and pay a fee to the office of registrar and they will issue you a duplicate sale deed.
